Ve m\u011bst\u011b je tak\u00e9 plno opu\u0161t\u011bn\u00e9 industri\u00e1ln\u00ed z\u00e1stavby s&nbsp;velk\u00fdm urbanistick\u00fdm potenci\u00e1lem. Naj\u00edt nov\u00e9 vyu\u017eit\u00ed t\u011bchto m\u00edst nen\u00ed jednoduch\u00e9, v&nbsp;Hole\u0161ovic\u00edch se to ale da\u0159\u00ed.<\/p>\r\n<p>[\/perex]<\/p>\r\n<p>Se psem na cest\u011b do Stromovky nebo t\u0159eba na v\u00fdlet\u011b po letensk\u00fdch hospod\u00e1ch m\u00edjej\u00ed lid\u00e9 na rohu Kamenick\u00e9 a\u00a0Veletr\u017en\u00ed klasicistn\u00ed \u010din\u017e\u00e1k, kter\u00fd mezi okoln\u00edmi dokonale zrenovovan\u00fdmi domy p\u016fsob\u00ed jako p\u011bst na oko. Kdysi okrov\u00e1 a\u00a0\u010derven\u00e1 om\u00edtka vybledla a\u00a0z\u0161edla, prachem slep\u00e1 okna u\u017e hodn\u011b dlouho nikdo neotev\u0159el. Jeden d\u016fm duch\u016f je\u0161t\u011b horor ned\u011bl\u00e1, nap\u0159\u00edklad v\u00a0Bondyho ulici, kter\u00e1 vede od n\u00e1dra\u017e\u00ed Hole\u0161ovice k\u00a0mostu Barik\u00e1dn\u00edk\u016f, v\u0161ak stoj\u00ed opu\u0161t\u011bn\u00e9 domy hned dva. Jsou v\u00a0nevyhovuj\u00edc\u00edm stavebn\u00edm stavu a\u00a0mohou p\u0159edstavovat ekologickou z\u00e1t\u011b\u017e. P\u0159itahuj\u00ed negativn\u00ed soci\u00e1ln\u00ed jevy, mohou b\u00fdt kup\u0159\u00edkladu \u00fato\u010di\u0161t\u011bm konzument\u016f tvrd\u00fdch drog,\u201c vypo\u010d\u00edt\u00e1v\u00e1 dopad ch\u00e1traj\u00edc\u00edch budov na jejich okol\u00ed Petr Zeman, zakladatel iniciativy Pr\u00e1zdn\u00e9 domy. Spolek vytv\u00e1\u0159\u00ed digit\u00e1ln\u00ed mapu a\u00a0datab\u00e1zi opu\u0161t\u011bn\u00fdch objekt\u016f propojenou s\u00a0online v\u00fdpisem z\u00a0katastru a\u00a0odkazy na p\u0159\u00edpadn\u00e9 \u010dl\u00e1nky o\u00a0budov\u011b v\u00a0m\u00e9di\u00edch. Chce t\u00edmto zp\u016fsobem na jednotliv\u00e9 domy upozor\u0148ovat ve\u0159ejnost, zapojit m\u00edstn\u00ed samospr\u00e1vu a\u00a0dal\u0161\u00ed instituce a\u00a0p\u0159\u00edpadn\u011b vstoupit do konstruktivn\u00edho dialogu s\u00a0majitelem budovy.<\/p>\r\n<p>Mapa pokr\u00fdv\u00e1 celou republiku, Sedmi\u010dku m\u00e1 ale spolek Pr\u00e1zdn\u00e9 domy zmapov\u00e1nu nejl\u00e9pe. Iniciativa se ostatn\u011b za \u00fa\u010delem mapov\u00e1n\u00ed Prahy&nbsp;7 dala dohromady. \u201eSvolali jsme se po soci\u00e1ln\u00edch s\u00edt\u00edch, rozhodili rev\u00edry a\u00a0za\u010dali fotit d\u016fm po domu,\u201c popisuje Petr Zeman jej\u00ed za\u010d\u00e1tek. Z\u00a0mapy je z\u0159ejm\u00e9, \u017ee po\u010det opu\u0161t\u011bn\u00fdch dom\u016f nen\u00ed v\u00a0Praze 7 nijak kritick\u00fd. U\u00a0v\u011bt\u0161iny lze nav\u00edc p\u0159edpokl\u00e1dat, \u017ee brzy projdou rekonstrukc\u00ed a\u00a0op\u011bt o\u017eij\u00ed, jedn\u00e1 se toti\u017e p\u0159edev\u0161\u00edm o\u00a0\u010din\u017eovn\u00ed domy v\u00a0zaj\u00edmav\u00fdch lokalit\u00e1ch. Jeden z\u00a0\u010din\u017e\u00e1k\u016f v\u00a0Bondyho ulici se m\u00e1 prom\u011bnit v\u00a0luxusn\u00ed bydlen\u00ed, dokon\u010den\u00ed projektu je ale v\u00a0nedohlednu. Developer nedostal povolen\u00ed ke z\u0159\u00edzen\u00ed parkovi\u0161t\u011b nam\u00edsto st\u00e1vaj\u00edc\u00ed zelen\u011b a\u00a0zd\u00e1 se, \u017ee z\u00e1m\u011br odlo\u017eil k\u00a0ledu.<\/p>\r\n<p>&nbsp;<\/p>\r\n<p><strong>Prom\u011bnit rez ve zlato<br \/>\r\n <\/strong>V\u00fdznamn\u011bj\u0161\u00edm probl\u00e9mem ne\u017e jednotliv\u00e9 vybydlen\u00e9 domy jsou v\u00a0Praze 7 a\u00a0zejm\u00e9na v\u00a0doln\u00edch Hole\u0161ovic\u00edch opu\u0161t\u011bn\u00e9 industri\u00e1ln\u00ed are\u00e1ly \u010dili brownfields. Anglick\u00e9 slovo, jemu\u017e v\u00a0\u010de\u0161tin\u011b nejbli\u017e\u0161\u00edm pojmem je souslov\u00ed p\u0159estavbov\u00e1 \u00fazem\u00ed, ozna\u010duje opu\u0161t\u011bn\u00e9 pr\u016fmyslov\u00e9 a\u00a0skladovac\u00ed are\u00e1ly, \u010d\u00e1sti dr\u00e1\u017en\u00edch \u00fazem\u00ed \u010di neu\u017e\u00edvan\u00e9 zem\u011bd\u011blsk\u00e9 budovy, kter\u00e9 ji\u017e ztratily svou p\u016fvodn\u00ed funkci. Kdysi se tato m\u00edsta nach\u00e1zela na periferii m\u011bsta, dnes v\u0161ak le\u017e\u00ed v\u00a0jeho \u0161ir\u0161\u00edm centru a\u00a0b\u00fdvaj\u00ed dob\u0159e napojena na s\u00ed\u0165 hromadn\u00e9 dopravy. Nen\u00ed tedy divu, \u017ee se o\u00a0n\u011b investo\u0159i n\u011bkdy doslova perou. V\u00a0Praze je takov\u00fdch lokalit evidov\u00e1no kolem devades\u00e1ti a\u00a0zauj\u00edmaj\u00ed rozlohu bezm\u00e1la patn\u00e1ct set hektar\u016f.<\/p>\r\n<p>Pat\u0159\u00ed k\u00a0nim t\u0159eba i\u00a0V\u00fdstavi\u0161t\u011b u\u00a0Stromovky, kter\u00e9 pot\u0159ebuje celkovou rekonstrukci a\u00a0zefektivn\u011bn\u00ed sv\u00e9ho vyu\u017eit\u00ed. Zcela opu\u0161t\u011bn\u00e9 jsou nap\u0159\u00edklad are\u00e1l b\u00fdval\u00e9 hole\u0161ovick\u00e9 beton\u00e1rky nebo zch\u00e1tral\u00fd tov\u00e1rensk\u00fd provoz v\u00a0P\u0159\u00edstavn\u00ed. A\u00a0je tu samoz\u0159ejm\u011b lokalita Bubny-Z\u00e1tory mezi stanicemi metra Vltavsk\u00e1 a\u00a0N\u00e1dra\u017e\u00ed Hole\u0161ovice, ve kter\u00e9 cht\u011bla spole\u010dnost Orco z\u0159\u00eddit byty a\u00a0kancel\u00e1\u0159e. Kv\u016fli p\u0159ehodnocen\u00ed z\u00e1m\u011bru pozastavila rada hlavn\u00edho m\u011bsta v\u00a0z\u00e1\u0159\u00ed\u00a02015 proces zm\u011bn \u00fazemn\u00edho pl\u00e1nu, investor v\u0161ak p\u0159esto zboural historicky cenn\u00e9 a\u00a0d\u0159\u00edve pam\u00e1tkov\u011b chr\u00e1n\u011bn\u00e9 \u017eelezni\u010dn\u00ed d\u00edlny v\u00a0are\u00e1lu bubensk\u00e9ho n\u00e1dra\u017e\u00ed.<\/p>\r\n<p>O\u00a0\u010d\u00edm v\u011bt\u0161\u00ed celek se jedn\u00e1, t\u00edm citliv\u011bji je t\u0159eba jeho o\u017eiven\u00ed zasazovat do urbanistick\u00e9ho kontextu okol\u00ed, co\u017e se v\u00a0Praze p\u0159\u00edli\u0161 neda\u0159\u00ed. Ov\u0161em v\u00a0Hole\u0161ovic\u00edch najdeme hned n\u011bkolik p\u0159\u00edklad\u016f \u00fasp\u011b\u0161n\u00e9 revitalizace historick\u00fdch pr\u016fmyslov\u00fdch are\u00e1l\u016f, kter\u00e9 dostaly nov\u00fd \u00fa\u010del, ani\u017e by ztratily sv\u016fj genius loci. Po revoluci byly ch\u00e1traj\u00edc\u00ed tov\u00e1rn\u00ed objekty navr\u00e1ceny p\u016fvodn\u00edm majitel\u016fm a\u00a0v\u00a0mnoha p\u0159\u00edpadech se poda\u0159ilo naj\u00edt jejich nov\u00e9 vyu\u017eit\u00ed. V\u00a0nult\u00fdch letech za\u010daly b\u00fdt star\u00e9 tov\u00e1rny m\u011bn\u011bny na kancel\u00e1\u0159e a\u00a0byty, krom\u011b developersk\u00fdch projekt\u016f v\u0161ak vznikla i\u00a0\u0159ada men\u0161\u00edch a\u00a0k\u00a0r\u00e1zu \u010dtvrti ohledupln\u011bj\u0161\u00edch konverz\u00ed.<\/p>\r\n<p>&nbsp;<\/p>\r\n<p><strong>M\u00edsta probuzen\u00e1 ze sp\u00e1nku<br \/>\r\n <\/strong>Stylov\u00fd \u201eindustri\u00e1l\u201c pak do Hole\u0161ovic p\u0159it\u00e1hl hned n\u011bkolik architektonick\u00fdch \u010di design\u00e9rsk\u00fdch studi\u00ed stejn\u011b jako t\u0159eba hudebn\u00ed kluby v\u00a0\u010dele s\u00a0Meccou, otev\u0159enou v\u00a0roce 1998 v\u00a0b\u00fdval\u00e9 tov\u00e1rn\u011b na \u017eelezn\u00fd n\u00e1bytek. V\u00a0roce 2008 bylo v\u00a0opu\u0161t\u011bn\u00e9m are\u00e1lu stroj\u00edrny Rossemann\u2008&amp;\u2008K\u00fchnemann otev\u0159eno centrum modern\u00edho um\u011bn\u00ed DOX a\u00a0v\u00a0prostor\u00e1ch b\u00fdval\u00e9 z\u00e1me\u010dnick\u00e9 d\u00edlny a\u00a0sl\u00e9v\u00e1rny na v\u00fdrobu hever\u016f o\u00a0\u010dty\u0159i bloky d\u00e1l divadlo La Fabrika. V\u00a0obou p\u0159\u00edpadech se architekt\u016fm poda\u0159ilo zachovat atmosf\u00e9ru m\u00edsta i\u00a0doc\u00edlit maxim\u00e1ln\u00ed funk\u010dnost vzhledem k\u00a0jeho nov\u00e9mu \u00fa\u010delu. Co\u017e bezesporu plat\u00ed i\u00a0o\u00a0\u201ekryptoanarchistick\u00e9m\u201c centru Paraleln\u00ed Polis v\u00a0budov\u011b b\u00fdval\u00e9 tov\u00e1rny na medicin\u00e1ln\u00ed oplatky na D\u011blnick\u00e9.<\/p>\r\n<p>Mezi nejnov\u011bj\u0161\u00ed konverze pr\u016fmyslov\u00fdch staveb pat\u0159\u00ed Vnitroblock, kdysi gar\u00e1\u017ee a\u00a0d\u00edlny t\u00e1hnouc\u00ed se mezi Tusarovou a\u00a0D\u011blnickou. Projekt se rozjel teprve na podzim lo\u0148sk\u00e9ho roku, tak\u017ee je tu zat\u00edm v\u00a0provozu kav\u00e1rna a\u00a0designov\u00fd obchod v\u00a0jednom, komorn\u00ed PidiKino a\u00a0tane\u010dn\u00ed studio. V\u00a0pr\u016fb\u011bhu leto\u0161ka ale m\u00e1 otev\u0159\u00edt tak\u00e9 pek\u00e1rna, bistro \u010di tetovac\u00ed salon. Za v\u0161\u00edm stoj\u00ed Luk\u00e1\u0161 \u017d\u010f\u00e1rsk\u00fd a\u00a0Jakub Zaj\u00edc, kte\u0159\u00ed ji\u017e prom\u011bnili star\u00fd dr\u00e1\u017en\u00ed sklad na Sm\u00edchov\u011b v\u00a0centrum Radlick\u00e1 kulturn\u00ed sportovna a\u00a0nedalekou opu\u0161t\u011bnou truhl\u00e1\u0159skou d\u00edlnu na kav\u00e1rnu s\u00a0galeri\u00ed a\u00a0um\u011bleck\u00fdmi ateli\u00e9ry. I\u00a0v\u00a0Hole\u0161ovic\u00edch opravuj\u00ed jen to, co je nezbytn\u011b t\u0159eba, a\u00a0sna\u017e\u00ed se m\u00edstu nevz\u00edt jeho autenti\u010dnost. Podobn\u00fd p\u0159\u00edstup m\u00e1 i\u00a0parta kreativc\u016f, kte\u0159\u00ed z\u00a0opu\u0161t\u011bn\u00fdch hal v\u00a0D\u011blnick\u00e9 63 vytvo\u0159ili um\u011bleck\u00e9 ateli\u00e9ry a\u00a0v\u00fdstavn\u00ed prostory Tov\u00e1rna.<\/p>\r\n<p>Opu\u0161t\u011bn\u00e9 budovy, zejm\u00e9na ty industri\u00e1ln\u00ed, pochopiteln\u011b lze p\u0159estav\u011bt i\u00a0k\u00a0jin\u00fdm ne\u017e kulturn\u00edm \u010di v\u00fdstavn\u00edm \u00fa\u010del\u016fm. P\u0159\u00edkladn\u00e1 je t\u0159eba prom\u011bna architektonicky cenn\u00fdch are\u00e1l\u016f hole\u0161ovick\u00fdch parn\u00edch ml\u00fdn\u016f v\u00a0kancel\u00e1\u0159e, z\u00a0nich\u017e prvn\u00ed byly otev\u0159eny v\u00a0roce 2008. A\u00a0ka\u017ed\u00e1 opr\u00fdskan\u00e1 tov\u00e1rn\u00ed hala samoz\u0159ejm\u011b nen\u00ed technick\u00fd a\u00a0architektonick\u00fd unik\u00e1t, kter\u00fd je nutno zachovat za ka\u017edou cenu. Jen\u017ee zbourat star\u00e9 budovy a\u00a0postavit zam\u011bniteln\u00e9 \u010din\u017e\u00e1ky um\u00ed ka\u017ed\u00fd developer a\u00a0mnohdy p\u0159itom p\u0159ich\u00e1z\u00edme o\u00a0m\u00edsta, kter\u00e1 jsou d\u016fle\u017eitou sou\u010d\u00e1st\u00ed pam\u011bti a\u00a0du\u0161e na\u0161eho m\u011bsta. Nez\u0159\u00eddka jde tak\u00e9 o&nbsp;\u00famysln\u00e9 zneu\u017e\u00edv\u00e1n\u00ed z\u00e1kona, kdy se pam\u00e1tkov\u011b chr\u00e1n\u011bn\u00fd objekt nech\u00e1 rozpadnout do stavu, kdy nezb\u00fdv\u00e1 ne\u017e jej strhnout. A&nbsp;v&nbsp;des\u00edtk\u00e1ch p\u0159\u00edpad\u016f ro\u010dn\u011b se nesolventn\u00ed investor nem\u00e1 ani k&nbsp;tomu, aby ruinu odstranil. Sv\u00e9mu okol\u00ed nebezpe\u010dnou budovu pak mus\u00ed obec zbourat na vlastn\u00ed n\u00e1klady, kter\u00e9 mnohdy ne\u00fasp\u011b\u0161n\u011b vym\u00e1h\u00e1 po majiteli. V&nbsp;pr\u016fb\u011bhu b\u0159ezna m\u00e1 proto vl\u00e1da jednat o&nbsp;z\u00e1plat\u011b na tuto legislativn\u00ed d\u00edru v&nbsp;podob\u011b novely z\u00e1kona o&nbsp;obc\u00edch a&nbsp;\u00faprav\u011b souvisej\u00edc\u00edch norem. P\u0159edkladatel koncepce ministerstvo pro m\u00edstn\u00ed rozvoj po\u010d\u00edt\u00e1 s&nbsp;t\u00edm, \u017ee obce podpo\u0159\u00ed pen\u011bzi ze st\u00e1tn\u00edho rozpo\u010dtu.<\/p>\r\n<p>&nbsp;<\/p>\r\n<p><strong>Tr\u017enice \u017eije, ale st\u00e1le hled\u00e1 svou tv\u00e1\u0159<br \/>\r\n <\/strong>Nejrozs\u00e1hlej\u0161\u00ed z&nbsp;revitalizovan\u00fdch lokalit na Sedmi\u010dce je hole\u0161ovick\u00e1 tr\u017enice, p\u016fvodn\u011b m\u011bstsk\u00e1 jatka. V&nbsp;komplexu o&nbsp;rozloze v\u00edce ne\u017e deset hektar\u016f bylo mo\u017eno najednou ust\u00e1jit a\u017e 2700 kus\u016f hov\u011bz\u00edho dobytka a&nbsp;\u0161est tis\u00edc prasat, konaly se tu trhy a&nbsp;fungovala hospoda. Provoz ustal v&nbsp;roce 1983 a&nbsp;o&nbsp;deset let pozd\u011bji byla are\u00e1lu p\u0159izn\u00e1na pam\u00e1tkov\u00e1 ochrana.<\/p>\r\n<p>Do opu\u0161t\u011bn\u00fdch prostor se postupn\u011b nast\u011bhovala cel\u00e1 \u0159ada firem a&nbsp;skladi\u0161tn\u00ed hala na jeho v\u00fdchodn\u00edm okraji byla v&nbsp;roce 1998 p\u0159ebudov\u00e1na na divadlo Mil\u00e9nium, dnes Rock Opera. Dal\u0161\u00ed kulturn\u00ed st\u00e1nek byl otev\u0159en v&nbsp;listopadu 2014 v&nbsp;hal\u00e1ch \u010d\u00edslo 7 a&nbsp;8, p\u016fvodn\u011b ur\u010den\u00fdch k&nbsp;por\u00e1\u017ece zv\u00ed\u0159at, na co\u017e odkazuje n\u00e1zev Jatka78. Citliv\u00e1 rekonstrukce zachovala industri\u00e1ln\u00ed charakter budov, ve kter\u00fdch vznikl divadeln\u00ed s\u00e1l s&nbsp;kapacitou 350 sedadel, m\u00edsto pro zkou\u0161ky a&nbsp;workshopy, galerie, bar i&nbsp;skladovac\u00ed prostory.<\/p>\r\n<p>V are\u00e1lu se p\u0159esto st\u00e1le nach\u00e1z\u00ed \u0159ada objekt\u016f, kter\u00fdm je t\u0159eba naj\u00edt nov\u00fd \u00fa\u010del a&nbsp;n\u00e1kladn\u011b je rekonstruovat. Kup\u0159\u00edkladu b\u00fdvalou burzu masa, pam\u00e1tkov\u011b chr\u00e1n\u011bnou budovu se statikou naru\u0161enou povodn\u00ed v&nbsp;roce 2002. To pavilon \u010d\u00edslo 40 se s&nbsp;trochou \u0161t\u011bst\u00ed prom\u011bn\u00ed ve start-up hub, \u010desky \u0159e\u010deno inkub\u00e1tor pro za\u010d\u00ednaj\u00edc\u00ed technologick\u00e9 firmy.
