D\u016fraz se p\u0159i tom bude kl\u00e1st na ekonomickou udr\u017eitelnost provozov\u00e1n\u00ed are\u00e1lu a&nbsp;z\u00e1rove\u0148 pestrou nab\u00eddku pro v\u0161echny Pra\u017eany. S&nbsp;ov\u011b\u0159ovac\u00edmi studiemi se m\u016f\u017eete sezn\u00e1mit <a href=\"https:\/\/www.iprpraha.cz\/prazskatrznice\">zde<\/a>.\u00a0<\/p>\r\n<p>[\/perex]<\/p>\r\n<p><em>\u201ePoprv\u00e9 p\u0159ich\u00e1z\u00edme s\u00a0kompletn\u00ed strategi\u00ed rozvoje tohoto unik\u00e1tn\u00edho are\u00e1lu jako celku. C\u00edlem je naplnit jeho potenci\u00e1l a&nbsp;vr\u00e1tit jej Pra\u017ean\u016fm. Budou tu norm\u00e1ln\u00ed obchody a&nbsp;obch\u016fdky, trhy, restaurace a&nbsp;mal\u00e1 bistra, stejn\u011b jako prostory pro kulturu. A&nbsp;tak\u00e9 n\u00e1dhern\u00e9 venkovn\u00ed prostory, kde se d\u00e1 jen tak posed\u011bt t\u0159eba se zmrzlinou v\u00a0ruce. U\u017e podnik\u00e1me prvn\u00ed kroky, aby se do tr\u017enice mohl postupn\u011b navracet \u017eivot. Chceme tr\u017enici otev\u0159\u00edt lidem v\u0161ech v\u011bkov\u00fdch a&nbsp;p\u0159\u00edjmov\u00fdch kategori\u00ed a&nbsp;z\u00e1rove\u0148 do budoucna zajistit jej\u00ed ekonomicky udr\u017eiteln\u00fd provoz,\u201c<\/em> p\u0159edstavuje vizi m\u011bsta Pavel Vyhn\u00e1nek, n\u00e1m\u011bstek prim\u00e1tora hl. m. Prahy pro oblast financ\u00ed a&nbsp;rozpo\u010dtu.<\/p>\r\n<p>Podkladem pro novou vizi Pra\u017esk\u00e9 tr\u017enice jsou dv\u011b studie od renomovan\u00fdch spole\u010dnost\u00ed, kter\u00e9 vznikaly ve spolupr\u00e1ci s&nbsp;Institutem pl\u00e1nov\u00e1n\u00ed a&nbsp;rozvoje hlavn\u00edho m\u011bsta Prahy. Ov\u011b\u0159ovac\u00ed ekonomickou studii vypracovalo konsorcium poradensk\u00fdch firem JLL a&nbsp;4ct, kter\u00e9 se specializuj\u00ed na m\u011bstsk\u00e9 pl\u00e1nov\u00e1n\u00ed a&nbsp;poradenstv\u00ed v\u00a0oblasti realitn\u00ed slu\u017eeb. Autorem urbanisticko-architektonick\u00e9 studie je kancel\u00e1\u0159 CMC architects V\u00edta M\u00e1sla.<\/p>\r\n<p>Studie p\u0159edstavuj\u00ed strategick\u00fd pl\u00e1n rozvoje are\u00e1lu a&nbsp;jeho fungov\u00e1n\u00ed pro p\u0159\u00ed\u0161t\u00ed dek\u00e1dy.\u00a0Ov\u011b\u0159ovac\u00ed ekonomick\u00e1 studie\u00a0na z\u00e1klad\u011b anal\u00fdzy sou\u010dasn\u00e9ho stavu i&nbsp;historie d\u00e1v\u00e1 doporu\u010den\u00ed vhodn\u00e9ho mixu a&nbsp;rozlo\u017een\u00ed aktivit v\u00a0are\u00e1lu na z\u00e1klad\u011b zku\u0161enost\u00ed z\u00a0trhu s\u00a0komer\u010dn\u00edmi nemovitostmi.<\/p>\r\n<p>Jedn\u00edm z\u00a0d\u016fle\u017eit\u00fdch po\u017eadavk\u016f m\u011bsta je ekonomick\u00e1 udr\u017eitelnost. Tu studie posuzuje a&nbsp;p\u0159edstavuje n\u011bkolik sc\u00e9n\u00e1\u0159\u016f rozvoje, p\u0159i\u010dem\u017e doporu\u010duje vyv\u00e1\u017eenou variantu. Do obnovy are\u00e1lu tak bude pot\u0159eba postupn\u011b investovat mezi dv\u011bma a\u017e t\u0159emi miliardami korun v&nbsp;horizontu p\u0159\u00ed\u0161t\u00edch dvou dek\u00e1d. Investice se ale Praze za\u010dnou vracet v&nbsp;r\u00e1mci 13 a\u017e 16 let v&nbsp;z\u00e1vislosti na konkr\u00e9tn\u00ed struktu\u0159e n\u00e1jemc\u016f a&nbsp;nastaven\u00fdch \u00farovn\u00edch v\u00fd\u0161e n\u00e1jm\u016f.<\/p>\r\n<p><em>\u201eV\u00fdsledkem je koncepce zam\u011b\u0159en\u00e1 na vhodnou kombinaci prvku\u030a kultury, gastronomie, kreativn\u00edch pr\u016fmyslu\u030a, businessu a&nbsp;maloobchodu s&nbsp;rozs\u00e1hlou mo\u017enosti\u0301 pro tr\u00e1veni\u0301 voln\u00e9ho \u010dasu. Kl\u00ed\u010dov\u00e9 by m\u011blo b\u00fdt zachov\u00e1n\u00ed flexibility vyu\u017eit\u00ed Pra\u017esk\u00e9 tr\u017enice s&nbsp;mo\u017enost\u00ed pr\u016fb\u011b\u017en\u011b reagovat na v\u00fdvoj po\u017eadavk\u016f spole\u010dnosti a&nbsp;ekonomiky,\u201c<\/em> uv\u00e1d\u00ed Tom\u00e1\u0161 Ctibor, zakladatel a&nbsp;\u0159editel spole\u010dnosti 4ct.<\/p>\r\n<p>Pra\u017esk\u00e1 tr\u017enice se podle pl\u00e1nu stane m\u00edstem celopra\u017esk\u00e9ho a&nbsp;potenci\u00e1ln\u011b i&nbsp;celorepublikov\u00e9ho v\u00fdznamu, podobn\u011b jako b\u00fdval\u00e9 industri\u00e1ln\u00ed are\u00e1ly K\u00f8dbyen v&nbsp;Kodani nebo Matadero v&nbsp;Madridu.<\/p>\r\n<p><em>\u201eKoncept by me\u030cl mi\u0301t destinac\u030cni\u0301 charakter, a&nbsp;pr\u030cestoz\u030ce bude prima\u0301rne\u030c slouz\u030cit obyvatelu\u030am me\u030csta, me\u030cl by by\u0301t za\u0301roven\u030c dostatec\u030cne\u030c atraktivni\u0301 i&nbsp;pro zahranic\u030cni\u0301 na\u0301vs\u030cte\u030cvni\u0301ky,\u201c<\/em> konstatuje Blanka Va\u010dkova, \u0159editelka odd\u011blen\u00ed pr\u016fzkumu trhu a&nbsp;poradenstv\u00ed v&nbsp;JLL.<\/p>\r\n<p>Krom\u011b nezbytn\u00e9 celkov\u00e9 rekonstrukce budov a&nbsp;ve\u0159ejn\u00fdch prostranstv\u00ed bude are\u00e1l obohacen i&nbsp;o&nbsp;nov\u00e9 architektonick\u00e9 prvky. V\u00a0pl\u00e1nu je v\u00fdstavba nov\u00e9 prostorov\u00e9 dominanty nebo v\u00fdznamn\u00e9 p\u0159epracov\u00e1n\u00ed vstup\u016f, aby se zlep\u0161ilo propojen\u00ed are\u00e1lu s&nbsp;Bubensk\u00fdm n\u00e1b\u0159e\u017e\u00edm i&nbsp;Hole\u0161ovicemi. Tak\u00e9 um\u00edst\u011bn\u00ed dostate\u010dn\u00e9ho po\u010dtu parkovac\u00edch m\u00edst bude funk\u010dn\u011b l\u00e9pe \u0159e\u0161eno. Podle architektonick\u00e9 studie bude are\u00e1l obohacen a\u017e o&nbsp;70 nov\u00fdch strom\u016f. K\u00a0jejich zavla\u017eov\u00e1n\u00ed se vyu\u017eije zachycen\u00e1 de\u0161\u0165ov\u00e1 voda a&nbsp;jako prevence vzniku tepeln\u00e9ho ostrova poslou\u017e\u00ed speci\u00e1ln\u00ed ochlazovac\u00ed syst\u00e9m pomoc\u00ed vody z&nbsp;Vltavy.\u00a0\u00a0<\/p>\r\n<p><em>\u201eVyty\u010den\u00e9ho z\u00e1m\u011bru revitalizace Pra\u017esk\u00e9 tr\u017enice chceme dos\u00e1hnout pomoc\u00ed urbanistick\u00e9 studie. Ta jasn\u011b organizuje provoz are\u00e1lu, hierarchizuje ve\u0159ejn\u00e1 prostranstv\u00ed, zachov\u00e1v\u00e1 industri\u00e1ln\u00ed charakter m\u00edsta a&nbsp;z\u00e1rove\u0148 poskytuje atraktivn\u00ed prostory pro nov\u00e9 vyu\u017eit\u00ed a&nbsp;nov\u00e9 n\u00e1jemce tak, aby svou nab\u00eddkou oslovili a&nbsp;p\u0159il\u00e1kali \u0161irokou \u0161k\u00e1lu
