Takzvan\u00e9 rozvojov\u00e9 \u00fazem\u00ed Bubny&#8211;Z\u00e1tory, kter\u00e9 dnes nep\u0159\u00edjemn\u011b rozd\u011bluje Sedmi\u010dku, by se ji\u017e brzy m\u011blo st\u00e1t integr\u00e1ln\u00ed sou\u010d\u00e1st\u00ed na\u0161\u00ed \u010dtvrti. Institut pl\u00e1nov\u00e1n\u00ed a\u00a0rozvoje a\u00a0magistr\u00e1t v&nbsp;\u010dervnu p\u0159edstavily konkr\u00e9tn\u00ed vizi, jak\u00fdm sm\u011brem by se tato oblast m\u011bla v\u00a0budoucnu rozv\u00edjet. Nov\u00e1 \u010dtvr\u0165 by zde\u00a0m\u011bla za\u010d\u00edt vznikat v\u00a0roce 2023.<\/p>\r\n<p>[\/perex]<\/p>\r\n<p>Brownfield Hole\u0161ovice Bubny-Z\u00e1tory si m\u016f\u017eeme p\u0159edstavit jako obd\u00e9ln\u00edk, kter\u00fd se rozprost\u00edr\u00e1 mezi ulicemi Bubenskou, Argentinskou a\u00a0severn\u00edm a\u00a0ji\u017en\u00edm b\u0159ehem Vltavy. Oblast zab\u00edr\u00e1\u00a0110 hektar\u016f a\u00a0pro p\u0159edstavu by se sem ve\u0161lo\u00a0167 fotbalov\u00fdch h\u0159i\u0161\u0165 \u010di 27,5 V\u00e1clav\u00e1ku. \u201e<em>Tohle \u00fazem\u00ed hraje kl\u00ed\u010dovou roli v\u00a0budouc\u00edm rozvoji cel\u00e9 na\u0161\u00ed \u010dtvrti. Jedn\u00e1 se o\u00a0velmi cenn\u00e9 \u00fazem\u00ed, kter\u00e9 m\u00e1 potenci\u00e1l urbanisticky propojit dv\u011b doposud odd\u011blen\u00e9 \u010d\u00e1sti Prahy&nbsp;7\u00a0\u2013 Letnou a\u00a0Hole\u0161ovice<\/em>,\u201c\u00a0popisuje v\u00fdznam tohoto \u00fazem\u00ed <strong>radn\u00ed pro rozvoj Prahy&nbsp;7 Lenka Burgerov\u00e1<\/strong>, kter\u00e1 se budouc\u00ed podobou t\u00e9to \u010dtvrti intenzivn\u011b zab\u00fdv\u00e1 u\u017e od roku 2015.<\/p>\r\n<p>Bubny-Z\u00e1tory jsou p\u0159edm\u011btem \u00favah mnoha urbanist\u016f ji\u017e od 30.&nbsp;let. V\u00a080.&nbsp;let 20.&nbsp;stolet\u00ed za\u010daly vznikat studie na za\u010dlen\u011bn\u00ed Bubn\u016f do organismu Prahy, \u017e\u00e1dn\u00e1 z\u00a0nich ale nikdy nedosp\u011bla do realizace. V\u00a090.&nbsp;letech se v\u00a0pl\u00e1nech urbanist\u016f kladl p\u0159\u00edli\u0161 velk\u00fd d\u016fraz na administrativn\u00ed funkce, ikonick\u00e9 v\u011b\u017eov\u00e9 domy a\u00a0slo\u017eit\u00e1 dopravn\u00ed \u0159e\u0161en\u00ed. Nad pl\u00e1ny ale nikdy nepanovala shoda, a\u00a0proto Bubny-Z\u00e1tory z\u016fst\u00e1valy jizvou Prahy. Pozemky, kter\u00e9 p\u016fvodn\u011b pat\u0159ily Spr\u00e1v\u011b \u017eelezni\u010dn\u00ed dopravn\u00ed cesty (S\u017dDC), n\u011bkolikr\u00e1t zm\u011bnily majitele. V\u011bt\u0161inu z\u00a0nich dnes vlastn\u00ed skupina CPI Property Group Radovana V\u00edtka, n\u011bkdej\u0161\u00ed tepl\u00e1rna pat\u0159\u00ed Energetick\u00e9mu a\u00a0pr\u016fmyslov\u00e9mu holdingu podnikatele Daniela K\u0159et\u00ednsk\u00e9ho. Pozemky v\u00a0okol\u00ed \u017eeleznice a\u00a0metra jsou v\u00a0majetku st\u00e1tu a\u00a0m\u011bsta.<\/p>\r\n<p>Od roku 1999 je na cel\u00e9 plo\u0161e tohoto \u00fazem\u00ed v\u00a0platn\u00e9m \u00fazemn\u00edm pl\u00e1nu stavebn\u00ed uz\u00e1v\u011bra. Dokud nebude odstran\u011bna, nen\u00ed mo\u017en\u00e9 na \u00fazem\u00ed a\u017e na v\u00fdjimky stav\u011bt. To by m\u011bla zm\u011bnit aktu\u00e1ln\u00ed \u00fazemn\u00ed studie, kterou letos v\u00a0\u00fanoru zadalo hlavn\u00ed m\u011bsto spolu s\u00a0Institutem pl\u00e1nov\u00e1n\u00ed a\u00a0rozvoje hl. m\u011bsta Prahy (IPR). Na zad\u00e1n\u00ed studie se velkou m\u011brou pod\u00edlela i\u00a0Praha&nbsp;7. \u201e<em>V\u00a0zad\u00e1n\u00ed jsme kladli d\u016fraz na to, aby v\u00a0Bubnech vznikla \u017eiv\u00e1 \u010dtvr\u0165 a\u00a0ne opu\u0161t\u011bn\u00e9 m\u011bsto duch\u016f. Administrativn\u00ed budovy proto st\u0159\u00edd\u00e1 bytov\u00e1 z\u00e1stavba, a\u00a0to a\u017e z\u00a060 procent, nav\u00edc s\u00a0kvalitn\u00edm ob\u010dansk\u00fdm vybaven\u00edm\u00a0\u2013 nebudou chyb\u011bt mate\u0159sk\u00e9 ani z\u00e1kladn\u00ed \u0161koly, kultura ani zelen\u00e9 plochy se stromo\u0159ad\u00edm ve v\u011bt\u0161in\u011b ulic<\/em>,\u201c dopl\u0148uje <strong>radn\u00ed Burgerov\u00e1<\/strong>.<br \/>\r\n<br \/>\r\n<strong>Byty i\u00a0kancel\u00e1\u0159e<\/strong><br \/>\r\nNa studii pracovaly kancel\u00e1\u0159e architekta Petra Pel\u010d\u00e1ka Pel\u010d\u00e1k a\u00a0Partner architekti\u00a0a\u00a0Thomas M\u00fcller, Ivan Reimann Architekten a\u00a0kompletn\u011b zve\u0159ejn\u011bna bude b\u011bhem \u010dervence. Po\u010d\u00edt\u00e1 se, \u017ee by v\u00a0Bubnech m\u011blo naj\u00edt domov a\u017e 25&nbsp;000 nov\u00fdch obyvatel. Hustotou 230 obyvatel na hektar se Bubny p\u0159ibl\u00ed\u017e\u00ed hustot\u011b Vinohrad. Hlavn\u00ed reziden\u010dn\u00ed \u010d\u00e1st je pl\u00e1novan\u00e1 v\u00a0ji\u017en\u00ed polovin\u011b \u00fazem\u00ed a\u00a0v\u00fd\u0161ka staveb by zde m\u011bla b\u00fdt p\u0159ibli\u017en\u011b 6\u20138 podla\u017e\u00ed. \u201e<em>Na\u0161\u00edm c\u00edlem je, aby z\u00e1stavba odpov\u00eddala svou v\u00fd\u0161kou sou\u010dasn\u00e9 okoln\u00ed z\u00e1stavb\u011b,<\/em>\u201c vysv\u011btluje <strong>Tereza Markov\u00e1, vedouc\u00ed Odboru rozvoje urbanismu, architektury a\u00a0ve\u0159ejn\u00e9ho prostoru Prahy&nbsp;7<\/strong>.<\/p>\r\n<p>V\u00a0severn\u00ed \u010d\u00e1sti \u00fazem\u00ed se po\u010d\u00edt\u00e1 s\u00a0mixem administrativn\u00edch budov a&nbsp;byt\u016f. Administrativn\u00ed budovy budou podobn\u011b vysok\u00e9, tedy 6\u20138 podla\u017e\u00ed, v\u00a0n\u011bkter\u00fdch bodech m\u016f\u017ee hladina v\u011b\u017e\u00ed podle n\u00e1vrh\u016f architekt\u016f dos\u00e1hnout a\u017e 18\u201321 podla\u017e\u00ed. Kone\u010dn\u00e1 v\u00fd\u0161ka bude je\u0161t\u011b p\u0159edm\u011btem diskuz\u00ed. Celkem by severn\u00ed \u010d\u00e1st m\u011bla pojmout p\u0159es 10 tis\u00edc pracovn\u00edk\u016f. \u201e<em>Pokud by m\u011bla v\u00a0Praze vzniknout tzv. vl\u00e1dn\u00ed \u010dtvr\u0165, bylo by vhodn\u00e9, aby vznikla pr\u00e1v\u011b zde. M\u011bsto by tak mohlo vyu\u017e\u00edt kupn\u00ed s\u00edly tis\u00edc\u016f \u00fa\u0159edn\u00edk\u016f, kte\u0159\u00ed by v\u00a0Let\u0148anech nem\u011bli p\u0159es ob\u011bd nebo po pr\u00e1ci kam zaj\u00edt<\/em>,\u201c p\u00ed\u0161e se v\u00a0tiskov\u00e9 zpr\u00e1v\u011b IPR.\u00a0<\/p>\r\n<p>Bubny-Z\u00e1tory jsou v\u00fdborn\u011b spojen\u00e9 se zbytkem Prahy metrem, vlaky, tramvajemi a\u00a0do budoucna i\u00a0p\u00e1te\u0159n\u00edmi p\u011b\u0161\u00edmi a\u00a0cyklistick\u00fdmi trasami. V\u00a0okol\u00ed se pl\u00e1nuj\u00ed nov\u00e9 mosty a\u00a0p\u011b\u0161\u00ed l\u00e1vky, tramvajov\u00e1 tra\u0165 a\u00a0revitalizace \u017eelezni\u010dn\u00ed trati Praha\u2013Kladno a\u00a0tra\u0165 na leti\u0161t\u011b. Otev\u0159\u00edt by se tak\u00e9 m\u011bl severn\u00ed v\u00fdchod z\u00a0metra Vltavsk\u00e1. \u00dazemn\u00ed studie zat\u00edm nedefinuje detailn\u00ed dopravn\u00ed \u0159e\u0161en\u00ed. Radn\u00ed Prahy&nbsp;7 pro dopravu Ond\u0159ej Mirovsk\u00fd si proto vy\u017e\u00e1dal podrobn\u00fd dopravn\u00ed model, kter\u00fd by m\u011bl b\u00fdt hotov do konce l\u00e9ta.\u00a0\u201e<em>Na prvn\u00edm m\u00edst\u011b jsou chodci, MHD a\u00a0cyklodoprava. D\u016fle\u017eitou slo\u017ekou dopravy je tak\u00e9 vhodn\u00fd mix bydlen\u00ed, slu\u017eeb a\u00a0pr\u00e1ce. To znamen\u00e1, \u017ee pokud budou moci obyvatel\u00e9 v\u00a0nov\u00e9 \u010dtvrti nejen bydlet, ale i\u00a0nakupovat, pracovat\u00a0a\u00a0bavit se, sn\u00ed\u017e\u00ed se tak po\u010det cest po m\u011bst\u011b autem a\u00a0MHD. Takto si p\u0159edstavujeme \u010dtvrti budoucnosti\u00a0\u2013 v\u0161echno hezky po ruce,<\/em>\u201c vysv\u011btluje <strong>Adam Scheinherr, radn\u00ed pro dopravu hl. m. Prahy<\/strong>.<\/p>\r\n<p><strong>Central park a\u00a0koncertn\u00ed s\u00e1l<\/strong><br \/>\r\nNov\u00e1 \u010dtvr\u0165 se samoz\u0159ejm\u011b neobejde bez parku. Ten m\u00e1 dle studie vzniknout ve st\u0159edu \u00fazem\u00ed a\u00a0zabrat rozlohu \u0161est hektar\u016f (pro srovn\u00e1n\u00ed Stromovka zab\u00edr\u00e1 plochu 88,7 ha a\u00a0Letensk\u00e9 sady 46,5 ha). Park nab\u00eddne sportovn\u00ed a\u00a0rekrea\u010dn\u00ed aktivity a\u00a0propoj\u00ed ji\u017en\u00ed b\u0159eh Vltavy s\u00a0V\u00fdstavi\u0161t\u011bm a\u00a0Stromovkou. Po\u010d\u00edt\u00e1 se tak\u00e9 se\u00a0stromo\u0159ad\u00edm v\u00a0ka\u017ed\u00e9 ulici a\u00a0dal\u0161\u00edmi opat\u0159en\u00edmi umo\u017e\u0148uj\u00edc\u00edmi udr\u017een\u00ed p\u0159\u00edzniv\u00e9ho klimatu ve m\u011bst\u011b. \u201e<em>V\u00a0\u00fazem\u00ed nov\u00e9 \u010dtvrti budeme prosazovat maxim\u00e1ln\u00ed vyu\u017eit\u00ed de\u0161\u0165ov\u00e9 vody, a\u00a0kde to bude mo\u017en\u00e9, i\u00a0v\u00fdstavbu zelen\u00fdch st\u0159ech, stejn\u011b jako zelen\u00e9 vnitrobloky. V\u00a0nov\u00fdch ulic\u00edch pak nezapomeneme ani na stromy, z\u00e1hony a\u00a0vodn\u00ed prvky pro osv\u011b\u017een\u00ed<\/em>,\u201c dopl\u0148uje <strong>radn\u00ed pro strategick\u00e9 pl\u00e1nov\u00e1n\u00ed, ve\u0159ejn\u00fd prostor a\u00a0\u017eivotn\u00ed prost\u0159ed\u00ed Ji\u0159\u00ed Knitl<\/strong>.<\/p>\r\n<p>Studie nezapom\u00edn\u00e1 ani na kulturu. V\u00a0okol\u00ed stanice metra Vltavsk\u00e1 vznikne nov\u00fd koncertn\u00ed s\u00e1l, na jeho\u017e podobu bude vyps\u00e1na samostatn\u00e1 architektonick\u00e1 sout\u011b\u017e s\u00a0mezin\u00e1rodn\u00ed \u00fa\u010dast\u00ed, pro kterou se ji\u017e p\u0159ipravuj\u00ed podklady. Samotn\u00e1 sout\u011b\u017e by m\u011bla b\u00fdt vyhl\u00e1\u0161ena v\u00a0druh\u00e9 polovin\u011b roku 2020.<\/p>\r\n<p>\u00dazem\u00ed by si m\u011blo zachovat i\u00a0svou historickou pam\u011b\u0165. Z\u00a0n\u00e1dra\u017e\u00ed Bubny, odkud byly b\u011bhem druh\u00e9 sv\u011btov\u00e9 v\u00e1lky vypravov\u00e1ny transporty s\u00a0desetitis\u00edci \u017eidovsk\u00fdmi obyvateli a\u00a0po druh\u00e9 sv\u011btov\u00e9 v\u00e1lce odtud odj\u00ed\u017ed\u011bli pra\u017e\u0161t\u00ed N\u011bmci, vznik\u00e1 za podpory hlavn\u00edho m\u011bsta Prahy Pam\u00e1tn\u00edk ticha. Expozice p\u0159ipomene slo\u017eit\u00e9 d\u011bjiny dvac\u00e1t\u00e9ho stolet\u00ed a\u00a0stane se prostorem pro diskuzi a\u00a0kritickou reflexi ned\u00e1vn\u00e9 minulosti. V\u00edce jste se o\u00a0projektu mohli do\u010d\u00edst v\u00a0Hobuletu z\u00a0\u0159\u00edjna\u00a02018. Pam\u00e1tn\u00edk m\u00e1 ji\u017e stavebn\u00ed povolen\u00ed a\u00a0k\u00a0samotn\u00e9 realizaci by m\u011blo doj\u00edt v\u00a0roce 2021. Studie tak\u00e9 po\u010d\u00edt\u00e1 se zachov\u00e1n\u00edm p\u016fvodn\u00ed budovy elektr\u00e1rny a\u00a0vod\u00e1rny bubensk\u00e9ho n\u00e1dra\u017e\u00ed, kter\u00e9 jsou pam\u00e1tkov\u011b chr\u00e1n\u011bn\u00e9. Tyto pam\u00e1tky tak nebudou n\u00e1sledovat osud \u017eelezni\u010dn\u00edho depa, kter\u00e9 srovnal se zem\u00ed majitel CPI Property Group v\u00a0z\u00e1\u0159\u00ed\u00a02015.<\/p>\r\n<p><strong>\u010cas na zm\u011bny<\/strong><br \/>\r\nV\u00edce informac\u00ed o\u00a0budouc\u00ed podob\u011b Bubn\u016f\u00a0se dozv\u00edte na str\u00e1nk\u00e1ch IPR Praha (<a href=\"http:\/\/www.iprpraha.cz\/bubny\">iprpraha.cz\/bubny<\/a>), kde bude v\u00a0pr\u016fb\u011bhu \u010dervence zve\u0159ejn\u011bn kompletn\u00ed n\u00e1vrh \u00fazemn\u00ed studie. Je pot\u0159eba zd\u016fraznit, \u017ee se jedn\u00e1 pouze o\u00a0n\u00e1vrh, kter\u00fd mus\u00ed proj\u00edt ve\u0159ejn\u00fdm projedn\u00e1n\u00edm, co\u017e je lh\u016fta, b\u011bhem n\u00ed\u017e mohou ob\u010dan\u00e9 pod\u00e1vat svoje podn\u011bty k\u00a0\u00fazemn\u00ed studii. Proto\u017ee term\u00edn ve\u0159ejn\u00e9ho projedn\u00e1n\u00ed vych\u00e1z\u00ed na pr\u00e1zdniny, rozhodlo se veden\u00ed IPR prodlou\u017eit term\u00edn a\u017e do konce z\u00e1\u0159\u00ed. Lid\u00e9 se tak budou moci sezn\u00e1mit se studi\u00ed v\u00a0p\u0159edstihu a\u00a0zas\u00edlat svoje podn\u011bty pr\u016fb\u011b\u017en\u011b.<\/p>\r\n<p>N\u00e1vrh \u00fazemn\u00ed studie, lh\u016fta projedn\u00e1n\u00ed a\u00a0term\u00edn ve\u0159ejn\u00e9ho jedn\u00e1n\u00ed budou zve\u0159ejn\u011bny na \u00fa\u0159edn\u00ed desce Magistr\u00e1tu hl. m. Prahy, webu IPR i\u00a0str\u00e1nk\u00e1ch Prahy&nbsp;7. Doru\u010den\u00e9 p\u0159ipom\u00ednky budou n\u00e1sledn\u011b vyhodnoceny a\u00a0p\u0159ed\u00e1ny zpracovateli \u00fazemn\u00ed studie k\u00a0zapracov\u00e1n\u00ed nebo vypo\u0159\u00e1d\u00e1n\u00ed. Fin\u00e1ln\u00ed \u00fazemn\u00ed studie m\u016f\u017ee b\u00fdt hotov\u00e1 zhruba na konci roku.
