Doporu\u010dujeme, aby samotn\u00e9mu schv\u00e1len\u00ed \u00fav\u011bru nejprve p\u0159edch\u00e1zelo zpracov\u00e1n\u00ed projektov\u00e9 dokumentace, v\u010detn\u011b zaji\u0161t\u011bn\u00ed p\u0159\u00edpadn\u00fdch stanovisek dot\u010den\u00fdch org\u00e1n\u016f st\u00e1tn\u00ed spr\u00e1vy a\u00a0vyj\u00e1d\u0159en\u00ed m\u00edstn\u011b p\u0159\u00edslu\u0161n\u00e9ho stavebn\u00edho \u00fa\u0159adu, v\u010detn\u011b n\u00e1sledn\u00e9ho zaji\u0161t\u011bn\u00ed srovnateln\u00fdch cenov\u00fdch nab\u00eddek dodavatel\u016f prac\u00ed, nebo\u0165 a\u017e pot\u00e9 je vhodn\u00e9 o\u00a0\u00fav\u011bru hlasovat.<\/p>\r\n<ul>\r\n\t<li>pozn.: Upozor\u0148ujeme, \u017ee M\u010c Praha&nbsp;7 odv\u00e1d\u00ed do fondu oprav za v\u0161echny sv\u00e9 jednotky, tedy i&nbsp;nebytov\u00e9 prostory. Proto nesouhlas\u00edme s&nbsp;t\u00edm, aby z&nbsp;rekonstrukc\u00ed byly vyjmuty nap\u0159\u00edklad v\u00fdkladce nebytov\u00fdch prostor. Dle ob\u010dansk\u00e9ho z\u00e1kon\u00edku a&nbsp;na\u0159\u00edzen\u00ed vl\u00e1dy \u010d. 366\/2013 Sb. jsou v\u00fdpln\u011b stavebn\u00edch otvor\u016f (okna, v\u00fdkladce) spole\u010dnou \u010d\u00e1st\u00ed domu (historick\u00e1 formulace z&nbsp;d\u0159\u00edv\u011bj\u0161\u00edch prohl\u00e1\u0161en\u00ed vlastn\u00edka o&nbsp;tom, \u017ee vn\u011bj\u0161\u00ed \u010d\u00e1st oken je spole\u010dnou \u010d\u00e1st\u00ed domu a&nbsp;vnit\u0159n\u00ed \u010d\u00e1st oken sou\u010d\u00e1st\u00ed jednotky, je neplatn\u00e1).<br \/>\r\n<br \/>\r\n<\/li>\r\n<\/ul>\r\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #0000ff;\"><strong>2.\u00a0\u00a0\u00a0 SMLOUVA O&nbsp;V\u00ddSTAVB\u011a<\/strong><\/span><\/span><\/p>\r\n<p><strong>2.1.\u00a0<\/strong> N\u00e1vrh smlouvy v&nbsp;editovateln\u00e9 podob\u011b zpracovan\u00e9 pr\u00e1vn\u00ed\/advok\u00e1tn\u00ed kancel\u00e1\u0159\u00ed s&nbsp;mo\u017enost\u00ed v\u011bcn\u00fdch \u00faprav ze strany M\u010c Praha&nbsp;7 (zejm\u00e9na zapracov\u00e1n\u00ed z\u00e1konn\u00fdch povinnost\u00ed).<\/p>\r\n<p><strong>2.2.<\/strong>\u00a0 Zp\u016fsob v\u00fdb\u011bru stavebn\u00edka.<\/p>\r\n<p><strong>2.3.\u00a0<\/strong> D\u016fvody vedouc\u00ed k&nbsp;uzav\u0159en\u00ed smlouvy, rozsah pln\u011bn\u00ed.<\/p>\r\n<p><strong>2.4.<\/strong>\u00a0 V&nbsp;p\u0159\u00edpad\u011b, \u017ee v\u00fdstavbou dojde ke zmen\u0161en\u00ed spole\u010dn\u00fdch \u010d\u00e1st\u00ed domu, nap\u0159\u00edklad za \u00fa\u010delem v\u00fdstavby nov\u00fdch jednotek, doporu\u010dujeme pro ov\u011b\u0159en\u00ed nab\u00edzen\u00e9 \u010d\u00e1stky zpracovat znaleck\u00fd posudek.<\/p>\r\n<ul>\r\n\t<li>Upozor\u0148ujeme, \u017ee jak\u00e9koli rozhodnut\u00ed o&nbsp;zm\u011bn\u011b spoluvlastnick\u00fdch pod\u00edl\u016f je pova\u017eov\u00e1no za \u00fakon z\u00e1konem vyhrazen\u00fd Zastupitelstvu M\u010c Praha&nbsp;7, v\u010detn\u011b p\u0159\u00edpadn\u00fdch navazuj\u00edc\u00edch zm\u011bn (dodatk\u016f apod.). Z&nbsp;tohoto d\u016fvodu nejsme schopni va\u0161i \u017e\u00e1dost vy\u0159\u00eddit v&nbsp;kr\u00e1tk\u00e9 dob\u011b.<br \/>\r\n<br \/>\r\n<\/li>\r\n\t<li>Upozor\u0148ujeme, \u017ee pro p\u016fdn\u00ed vestavby a&nbsp;n\u00e1stavby vytvo\u0159ila M\u010c Praha&nbsp;7 jednoduch\u00e1 pravidla. Nejsnaz\u0161\u00ed cestou, jak u\u0161et\u0159it, je v\u00edce odpadu vyt\u0159\u00eddit. Zap\u016fj\u010den\u00ed n\u00e1dob na t\u0159\u00edd\u011bn\u00fd odpad i\u00a0jejich vyv\u00e1\u017een\u00ed je toti\u017e zcela zdarma.
