Hlavn\u00ed organiza\u010dn\u00edm org\u00e1nem t\u011bchto Pravidel je Odbor majetku \u00da\u0159adu M\u010c Praha&nbsp;7, odd\u011blen\u00ed pron\u00e1jm\u016f.<\/p>\r\n<p>Opr\u00e1vn\u011bn\u00fdm n\u00e1jemcem se dle t\u011bchto Pravidel rozum\u00ed n\u00e1jemce nebytov\u00e9ho prostoru (nebytov\u00e9 jednotky) sv\u011b\u0159en\u00e9ho M\u010c Praha&nbsp;7, kter\u00fd:<\/p>\r\n<ul>\r\n\t<li>s\u00a0M\u010c Praha&nbsp;7 uzav\u0159el n\u00e1jemn\u00ed smlouvu na pron\u00e1jem nebytov\u00e9ho prostoru na dobu ur\u010ditou, kdy doba n\u00e1jmu bude kon\u010dit v\u00a0n\u00e1sleduj\u00edc\u00edch 12 m\u011bs\u00edc\u00edch a&nbsp;n\u00e1jemce m\u00e1 z\u00e1jem v\u00a0n\u00e1jmu pokra\u010dovat;<\/li>\r\n\t<li>nen\u00ed s&nbsp;M\u010c Praha&nbsp;7 v&nbsp;soudn\u00edm \u010di exeku\u010dn\u00edm \u0159\u00edzen\u00ed a&nbsp;ve v\u00fdpov\u011bdi;<\/li>\r\n\t<li>nem\u00e1 v\u016f\u010di M\u010c Praha&nbsp;7 dluh na n\u00e1jemn\u00e9m a&nbsp;slu\u017eb\u00e1ch, vztahuj\u00edc\u00ed se k&nbsp;p\u0159edm\u011btu n\u00e1jmu (vyjma vy\u00fa\u010dtov\u00e1n\u00ed slu\u017eeb, kde dosud nebylo ukon\u010deno reklama\u010dn\u00ed \u0159\u00edzen\u00ed)<\/li>\r\n<\/ul>\r\n<p>Prodlou\u017een\u00ed doby n\u00e1jmu je mo\u017en\u00e9 pouze na dobu ur\u010ditou 7 let (ve v\u00fdjime\u010dn\u00fdch p\u0159\u00edpadech a\u017e 10 let \u2013 nap\u0159. z\u00a0d\u016fvodu doby odepisov\u00e1n\u00ed vlo\u017een\u00e9 investice). Opr\u00e1vn\u011bn\u00fd n\u00e1jemce by tedy m\u011bl v\u011bnovat dostate\u010dnou pozornost kvalit\u011b zpracov\u00e1n\u00ed podnikatelsk\u00e9ho z\u00e1m\u011bru a&nbsp;jeho vypov\u00eddaj\u00edc\u00ed hodnot\u011b.<\/p>\r\n<p>M\u010c Praha&nbsp;7 si nech\u00e1 vyhotovit odborn\u00fd znaleck\u00fd posudek zpracovan\u00fd znalcem,\u00a0opat\u0159en\u00fdm dolo\u017ekou ve smyslu \u00a7 127a z\u00e1kona \u010d. 99\/1963 Sb., na stanoven\u00ed v\u00fd\u0161e tr\u017en\u00edho\/obvykl\u00e9ho n\u00e1jemn\u00e9ho, u&nbsp;nebytov\u00fdch prostor nad 39 m\u00b2, kdy celkov\u00e1 d\u00e9lka v\u0161ech smluvn\u00edch vztah\u016f s\u00a0Opr\u00e1vn\u011bn\u00fdm n\u00e1jemcem, tedy i&nbsp;ji\u017e neplatn\u00fdch a&nbsp;p\u0159edchoz\u00edch n\u00e1jemn\u00edch smluv, nep\u0159etr\u017eit\u011b ji\u017e p\u0159ekro\u010dila 10 let.<\/p>\r\n<p>V\u00a0dal\u0161\u00edch p\u0159\u00edpadech si M\u010c Praha&nbsp;7 ov\u011b\u0159\u00ed intern\u00edm v\u00fdpo\u010dtem minim\u00e1ln\u00ed v\u00fd\u0161i n\u00e1jemn\u00e9ho.
